Tenants Guide


Step 1: Register


The first step to finding your ideal property to rent is to register with agents in the specific areas that you are interested in. At April you can register directly by coming into our office at 642 High Road Leytonstone, London E11 3AA or by calling us on 020 8257 2100. You may also like to register via our user-friendly website www.aprilproperties.co.uk and browse through available properties at the same time.

Step 2: Search


Once we have an understanding of what you are looking for, we will be able to keep you updated via email, text and phone calls every time a new property comes on the market that meets all of your requirements.

Step 3: Short or Long let


A short let can be a perfect solution to a short-term housing need without the necessity for unaffordable hotels and serviced apartments. Short let contracts can run from one week through to a six-month period. They usually come furnished to a high standard and all bills are included apart from telecommunications.

A long let is a rental contract which usually exceeds 6 months and are for people looking to live and work in certain areas. In a Long let you will usually be responsible for council tax and all utility bills including telecommunications unless stated otherwise in your contract.

Step 4: Managed property


When renting a property, it is also a good idea to look out for properties that are managed by an agency.  To give you a peace of mind, at April we offer a management service whereby we have a dedicated team that is on call 24/7 and is  able to deal with your day- to -day issues, such as  problems related to heating, electricity and/or plumbing.

Step 5: Viewings


At April we aim to make the viewing process as easy and comfortable for you. Viewings are conducted up until 8:00 pm on weekdays and 5:00 pm on Saturdays, so you can be sure to find a viewing slot that is most convenient for you. All viewings will be conducted by a member of the April team is well familiar with the property and is able to assist with any queries you may have.

Step 6: Offer


Once you find a property that you love and wish to put in an offer for, we will ask you to complete our offer-form. The form will then be passed on to the Landlord for consideration.

Step 7: Offer agreed


Once your offer has been accepted, we will contact your chosen referees and ask them to provide a reference for you. By law, we are required to check that you have the right to rent in the UK. Therefore, a member of our team will check all your relevant documents to establish your identity and your immigration status.

We may also require carrying out a credit check to make sure you are able to afford your rent. This will be followed by drafting a tenancy agreement and, if all the references and, possibly, the credit check, are satisfactory, you will be asked to provide to us your moving in money, i.e. the rent and the rent deposit, and sign the tenancy agreement.

We will then provide a counterpart tenancy agreement and all the other standard documents you will require.

Congratulations! You may now collect the keys for your new home.
